Marla, Kanal, Killa: converting Punjab land units to square feet

Every property conversation in Punjab happens in Marla and Kanal, while every national portal and most home-loan paperwork wants square feet. The conversion is fixed, with one exception worth knowing about.

The standard table

1 Marla = 272.25 sq ft (30.25 sq yd). 1 Kanal = 20 Marla = 5,445 sq ft. 1 Killa (an acre) = 8 Kanal = 43,560 sq ft. So a 10 Marla plot is 2,722.5 sq ft, and a 2 Kanal kothi sits on 10,890 sq ft of land.

The Tricity exception

Some developers around Chandigarh, Mohali and Zirakpur quote a Marla as 25 square yards (225 sq ft) rather than the traditional 30.25. On a “10 Marla” plot that difference is over 470 sq ft, real money. Before comparing two quotes, always ask which Marla the seller is using, and check the registry papers, which record area in square yards or square metres.

Bigha varies by region

The Bigha is not standardised across Punjab and differs by district and even by village convention. If agricultural land is quoted in Bigha, get the equivalent in Kanal or acres in writing before you compare it with anything else.
