GMADA, PUDA, GLADA: what an approval authority actually tells you

On a Punjab plot listing, the approval authority line matters more than most buyers realise. It tells you which body sanctioned the colony’s layout, and by extension, a lot about services, saleability and finance.

Who the authorities are

PUDA is the state-level parent, the Punjab Urban Planning and Development Authority. Under it sit regional bodies: GMADA for the Mohali/Greater Mohali area, GLADA for Ludhiana, and counterparts such as JDA (Jalandhar), BDA (Bathinda) and ADA (Amritsar). Municipal corporations approve layouts inside their own limits.

What approval gets you

An approved colony has a sanctioned layout plan: roads of recorded width, earmarked parks, planned water, sewerage and electrical infrastructure. Banks lend readily against approved plots, registration is straightforward, and resale is simpler because the next buyer’s bank will also cooperate.

What it does not get you

Approval covers the colony, not the individual transaction. It does not verify the seller’s title, confirm dues are cleared, or promise that construction on neighbouring plots follows the sanctioned plan. Those checks are separate, and worth doing on every purchase, approved colony or not.

Unapproved does not automatically mean bad, but it means the burden of every one of those questions shifts onto you, and financing gets harder. Price accordingly.
