Shortlisting a rental in Mohali or Zirakpur: a tenant’s method

Good rentals around Mohali, Kharar and Zirakpur go fast. The tenants who land the right flat are rarely the ones who saw the most properties, they are the ones who eliminated the wrong ones before visiting.

Filter on the dealbreakers first

Three things disqualify a listing before price ever matters: tenant preference (a “family only” landlord will not bend for bachelors, and vice versa), furnishing level, and the available-from date against your move-in deadline. Filter on those first and your real shortlist is usually under ten properties.

Ask before you visit

• Is maintenance included in the rent, or billed separately by the society?
• Which floor, and is there a lift and power backup for it?
• What exactly does “semi-furnished” include here? (It means five different things to five landlords.)
• Water supply and pressure at peak hours, ask specifically in Zirakpur high-rises.
• Notice period and deposit-return terms.

At the visit

Visit in the evening if you can, you will meet the real traffic on the approach road, hear the neighbours, and see whether the parking situation survives contact with everyone being home. Check phone signal in the bedrooms. Run the taps.
